Toby Siefert and Patrick Burke Sell Virginia Assisted Living Community
Patrick Burke and Toby Siefert represented the Seller of a 48 unit Assisted Living Community I Virginia located about 20 miles outside of Richmond. The Seller had struggled with occupancy and profitability for several years. The Buyer is a joint venture including a national operator and a private equity group. Brad Clousing and Patrick Burke Sell a Florida Assisted Living Community
Brad Clousing and Patrick Burke recently sold a 50 Unit Assisted Living Community in Naples, Florida. The transaction was subject to the assumption of an approximately $3.3 million HUD loan and replacement reserve balance. The sale price of the 1997 building was $5,600,000. The census at the close of escrow was 80% and the cap rate was 3.7%. The Seller was a partnership based in Naples and operated by a related entity. The Buyer was a Memphis based partnership and will be operated by a Florida based management firm. The Buyer intends to improve census and operating margins through a dedicated focus on memory care. Pat Burke sold a 64 unit/120 bed Adult Care Home in North Carolina. The building was originally developed as a skilled nursing facility but was converted to assisted living in 1996. The community has struggled with occupancy (51%) and was 95% Medicaid census at the time of the sale. The Seller is a local couple that had owned/operated the community since 1996. Patrick Burke Handles North Carolina Sale
Pat Burke has sold a 21 unit/42 bed Adult Care Home in North Carolina. The 14,000 square foot building is on 13 acres. The Sellers had plans to develop independent living on the site as well. The census was 88% at the time of sale and had a quality mix of 50% private pay and 50% Medicaid. The Buyer of the community is a local non-profit that owns and operates more than a dozen assisted living facilities in North Carolina. The new owner plans on upgrading the building and possibly adding independent living. The sales price was over $75,000/unit. Matthew Alley and Patrick Burke Sell 2 Texas Assisted Living Facilities
Pat Burke and Matt Alley have sold a 38 unit ALF (licensed for 60) and a 30 unit ALF (also licensed for 60) in Southeastern Texas. Located next to each other, one of the facilities focused on Alzheimer care. The Seller is a local independent owner/operator. The Buyer is headquartered on the East Coast and owns several facilities in Texas. The facilities sold for $6.750,000 ($99,250/unit). The census at the time of sale was 77% and the transaction sold at a 10.3% cap rate. The new owner expects to take advantage of increased marketing and expense management to further improve the financial performance. Ryan Saul, Toby Siefert and Patrick Burke Sell Pennsylvania ILF/ALF
Toby Siefert, Ryan Saul and Patrick Burke sold a 94 unit/120 bed Independent Living and Assisted Living facility in Pennsylvania. Originally built in 1927, the facility was extensively renovated in 1998 and converted to ILF/ALF. Even though the facility is licensed for 120 beds, it is configured with nearly all private rooms resulting in a census upon sale of 42%.
In 2010, The Pennsylvania Department of Public Welfare placed a ban on admissions as well as increased staffing requirements at the facility citing care related issues. The property lost almost $1,000,000 annually in 2010 and 2011. The Seller, a group of TIC investors, hired an experienced management company to address the issues. The new management company was able to remove the ban on admissions and begin focusing on repairing the image of the facility and turn around the facility in terms of profitability. Although the facility was losing ($500,000) annualy at the time of sale, Senior Living Investment Brokerage was able to work with the Seller to obtain a price of $5,800,000 or $61,700/unit. 3.67 GIM.

Patrick Burke and Ryan Saul Sell a Wisconsin ILF/ALF
Ryan Saul and Patrick Burke sold a 59 unit Independent Living and Assisted Living Facility located in Green Bay, Wisconsin. Originally built in 2004, the facility underperformed due to low rents and historical census aroound 65%. In 2006, the owner defaulted on their loan with a regional bank. In 2007, a court appointed receiver was assigned which hired an experienced seniors housing operator that began offering additional services, increased census and raised rents. Through a well implemented marketing plan, Senior Living Investment Brokerage was able to field multiple, qualified offers on the facility. The facility ultimately sold for $2,600,000 which translates into a 1.5% capitalization rate/4.8 GIM (no, the numbers are not transposed). Patrick Burke Sells Two Tennessee Facilities
Patrick Burke sold a 196 unit Independent Living Facility and a 52 unit Assisted Living Facility with Memory Care. The facilities were in receivership and sold through the U.S. Bankruptcy Court. The previous owner had struggled with occupancy and had not been able to reinvest capital into the buildings for several years. The buildings were adjacent to each other and shared a kitchen, maintenance crew as well as other expense items. There were numerous deferred maintenance issues at the facilities and the new owner was able to secure a line of credit to renovate the facilities. The Buyer, a regional operator out of the Southeast, plans on renovating both facilities and utilizing their marketing experience to improve census.
